Decluttering and styling the key rooms of a house such as the entry way, living room, kitchen and bedrooms can dramatically improve the impression that potential buyers will have on entering the property. House For Sale Property Styling
Styling a house for sale is best when done from a near empty state so that we can install colour coordinated furniture and accessories that look new and planned as a set. You can see from the examples of our work in our portfolio that the best overall effect is created when each room has a compatible style and colour theme.
House styling usually includes the front landing or entry way and hallway, kitchen, living room and each bedroom. You may optionally request that we style an outdoor area or patio and feature rooms such as formal dining and rumpus or games rooms.

Unit For Sale Property Styling
A unit for sale will often have fewer rooms and outdoor spaces than a house. Typically for a rental we will style the entry way, kitchen/living/dining room, main bedroom, guest bedroom and bathroom.
If access to the unit is difficult or there are restrictions on moving large furniture we can discuss options with the real estate agent for repurposing existing couches and tables.
Display Home Property Styling
Builders who want to really wow their potential buyers know that there is a heightened degree of scrutiny over the fit out and fixtures. We will consider the target market for a display home and location in selecting the furniture so that we can create scenes that will be appealing to buyers.
Although empty rooms feel spacious it requires too much imagination on the part of the buyer to envision the end result. Once we have styled each room in a display home it will feel like it was meant to be and suitably homely.
Property Styling and Furniture Rental Fees
Style Fairies recommend vendors who want maximise their return invest in at least a styling service of the lounge and dining area and the master bedroom, with prices ranging from $2800 for a small apartment and $4800 and up for a house or larger property.
The initial set-up fee includes removal, insurances, installation of furnishings and home styling. This cost covers the six weeks of the sales campaign. Thereafter a very reasonable weekly rental will apply until the furniture/accessories are no longer required.
Furniture Removal, Storage and House Moving
Style Fairies use and recommend HGSW Removals for the safe removal of furniture to either a new home or a storage facility. Whilst the pieces of furniture in a home may have great sentimental value this does not necessarily mean that translate to impressed buyers so removing old or unnecessary furniture is a requirement for successful home stylings prior to sale.
If a property has not been thoroughly and carefully cleaned then we may need to charge an additional fee to cover this. Additionally if a house is cluttered or needs to be emptied of old furniture first then we may need to charge for removal and storage or disposal of the existing furniture and items. Untidy, dusty or generally anything less than sparkling clean surfaces will detract from the potential buyers impression which can drive down the sale price.
Gardens and Landscaping
The gardens of a property are vital to increasing the value of a home or unit and whilst we do not currently offer landscaping services we can recommend trusted local handymen and landscapers who do great work with minimal earthworks and time.
